Can foreigners actually buy at these auctions?
Yes, with appropriate structuring. Foreigners can bid directly on condominiums. For land, a Thai company or Thai spouse arrangement is standard. We're a data platform — speak to a Thai property lawyer for ownership structure advice.
How is this different from Hipflat or DDProperty?
Portals only list properties agents submit to them — a fraction of actual available inventory. This platform aggregates government auction sources and bank NPA portfolios that have no English interface and don't appear on any portal. It's a different slice of the market entirely.
How current is the data?
All four sources are scraped and updated weekly. Properties that sell or are withdrawn are removed on the next update. Price changes are tracked over time so you can see when asking prices drop.
What is the auction fail count and why does it matter?
Under Thai law, each failed auction round requires a mandatory price reduction on the next attempt. A property with 4 failed rounds has been forced down in price four times from its original appraised value. It's a signal of motivated sellers and buyer leverage that no portal tracks.
