Who We Are

Distressed Property Directory is operated by Eagle Design & Consultancy Co., Ltd. ("ED&C", "we", "us"). We provide a curated database of Thai non-performing asset (NPA) properties sourced from publicly available government and bank auction listings.

What Data We Collect

We collect only the minimum data necessary to operate the service:

• Property listings: Source URL, province, property type, area, price, GPS coordinates, and listing date — all sourced from public Thai government and bank auction websites. No personal debtor or owner information is stored.
• Contact enquiries: Name, email, and message content submitted via our contact form. Used solely to respond to your enquiry.
• Alert subscriptions: Email address and search preferences, used to deliver property alert emails.
• Usage data: Standard server logs (IP address, browser type, pages visited) retained for up to 30 days for security and performance monitoring.

What We Do Not Collect

• Names, identification details, or personal financial information of property debtors or previous owners
• Payment card details (processed securely by Stripe)
• Social media profile data

How We Use Your Data

• To deliver the service (property search, alerts, advisory)
• To respond to enquiries
• To improve site performance and fix errors
• We do not sell, rent, or share your personal data with third parties for marketing purposes

Property Listing Data & PDPA Compliance

All property data is sourced from publicly available Thai government and financial institution websites under Thai law. In accordance with Thailand's Personal Data Protection Act B.E. 2562 (PDPA):

• We do not store personal names of debtors or previous property owners
• Listings display only property characteristics and publicly advertised auction details
• We do not label properties with stigmatising language (e.g. "foreclosed," "bankrupt owner")
• Source attribution and retrieval date are displayed for every listing

Cookies

We use minimal, functional cookies only — to remember your shortlisted properties and language preference (stored locally in your browser). We do not use advertising or tracking cookies.

Third-Party Services

• Stripe — payment processing for subscriptions and advisory services. Stripe's privacy policy applies to payment data.
• Cloudflare — CDN and DDoS protection. Cloudflare may log request metadata per their privacy policy.
• Google Maps — map tiles and geocoding. Google's privacy policy applies to map interactions.

Data Retention

Contact enquiry data is retained for 12 months or until the enquiry is resolved, whichever comes first. Alert subscription data is retained until you unsubscribe. Server logs are purged after 30 days.

Your Rights

Under PDPA you have the right to access, correct, or request deletion of personal data we hold about you. To exercise these rights, contact us at [email protected]. We will respond within 30 days.

We may update this policy from time to time. The "last updated" date at the top of this page will reflect any changes. Continued use of the service after updates constitutes acceptance of the revised policy.
